International Place, Arlington, VA

LOCATION: Arlington, VA PROJECT TYPE: Office Building CLIENT: Altus Realty STATUS: Design Phase SERVICES: Structural Design DESCRIPTION: This is an existing 13 story above grade office building, built circa 1937 located at 1735 N Lynn St, Arlington VA. The current plan consists of major interior and exterior renovation work. FMC’s scope of work includes structural design for new slab openings, new stairs, existing opening infills, new raised floor design for roof top amenity and façade improvement.

Hampton Inn, Springfield VA

LOCATION: Springfield, VA PROJECT TYPE: Hotel CLIENT: Schupp Companies STATUS: Design Completed SERVICES: Structural Design DESCRIPTION: This project involves a new 6 story hotel in Springfield, VA at the corner of Backlick Road and Old Keene Road. The building design is consistent with the new Hampton Inn & Suites prototype employed by Hilton since January 2018. The building exterior would be comprised of brick, metal panels, and high grade commercial EFIS. The hotel would house 177 rooms, with a gross square footage of 97,500. FMC’s scope of work includes structural design and construction administration of the 6-story building consisting of precast plank floor system on light gauge steel bearing walls. The building foundation system consists of combined footings.

Courtyard Marriot, NW, DC

LOCATION: Washington, DC PROJECT TYPE: Hotel Building CLIENT: Douglas Development Inc STATUS: Design Phase SERVICES: Structural Design DESCRIPTION: This is an existing 10 story above grade hotel building, located at 1733 N St NW, Washington DC. The current plan consists of major interior and exterior renovation work to convert the existing Topaz hotel to Courtyard standard. FMC’s scope of work includes providing structural design for new slab openings, new stairs, ramps, vestibule, operable partition, infill existing slab openings, upgrade existing floor roof slab to support green roof and façade improvement.

1634 - 1644 North Capitol St., NW

LOCATION: Washington, DC PROJECT TYPE: Mixed-Use Development CLIENT: The Maedwell Companies STATUS: Design Phase SERVICES: Structural Design DESCRIPTION: This is a new mixed-use development by the Maedwell Companies at 1634 - 1644 North Capitol St., Northwest, Washington DC. The project will include 14 units in two connected buildings. The project will consist of a four-story buildings + Penthouse featuring studios, one, two, three, and four bedroom luxury apartment units, approximately 10,000 square feet of retail space and a below-grade bike storage facility. FMC’s scope of work includes structural design of the 3-levels of wood structure on top of 3 levels of concrete structure. The foundation consists of isolated footing.

LOCATION: Washington, DC PROJECT TYPE: Residential CLIENT: Acumen Companies STATUS: Completed in 2018 SERVICES: Structural Design & Inspection DESCRIPTION: The development is a new construction condo project located on the on the hilltop corner of 14th and Randolph Street. The condo consists of a 4-story building featuring 9 units. FMC’s scope of work includes structural design and inspection of the 4-story structure.

1324 N Capitol St., NW

LOCATION: Washington, DC PROJECT TYPE: Residential CLIENT: MMG Development STATUS: Design Phase SERVICES: Structural Design DESCRIPTION: This is a new residential development by MMG Development at 1324 North Capitol St., Northwest, Washington DC. The project will consist of a five-story buildings + Penthouse and one level below-grade basement featuring 69 residential units. FMC’s scope of work includes structural design of the 4-levels of wood structure on top of 2 levels of concrete structure. The foundation consists of isolated footing.

410 RHODE ISLAND, NE

LOCATION: Washington, DC PROJECT TYPE: Residential CLIENT: Capital City Real Estate STATUS: Design Completed in 2018 SERVICES: Structural Design DESCRIPTION: The development is a new construction residential project located at 410 Rhode Island, NE Washington DC. The development consists of a 6-story above grade residential structure and one level below grade multi-purpose area. FMC’s scope of work includes structural design of the 3-levels of wood structure on top of 3 levels of concrete structure. The foundation consists of isolated footing and pile foundation. The building structure is located above DC sewerage pipe and structural considerations were taken to avoid impact on the existing pipe.

LOCATION: Washington, DC PROJECT TYPE: Mixed-Use CLIENT: Neighborhood Development STATUS: Design Phase SERVICES: Structural Design DESCRIPTION: This is a new mixed-use development by Neighborhood Development at 218 Cedar Street, Northwest, Washington DC. The project will consist of a four-story buildings + Penthouse and one level below-grade basement featuring 37 residential units and retail space at first floor. FMC’s scope of work includes structural design of the 3-levels of wood structure on top of 2 levels of concrete structure. The foundation consists of isolated footing.

35 NEW YORK AVE, NE

LOCATION:   Washington, DC   PROJECT TYPE:   Hotel   CLIENT:   Altus Realty   STATUS:   Design Phase SERVICES:   Structural Design DESCRIPTION:   The development is a new 13 story hostel-style hotel with one level below grade basement. The European brand, Meininger Hotels, will operate and lease this 135-room, 450-bed project, which will be built on a gateway site in Washington, DC. The building will feature dichromatic, color-changing panels throughout the facades. This will be the first US venture for Meininger Hotels. FMC’s scope of work includes structural design of 13-story reinforced concrete structure. The building foundation system consists of pile foundation.
